Greetings –
On behalf of your Board of Directors, I welcome you to the sunriselakes4-3.com website where you will find important information such as meeting dates, financials and documents, meeting agendas, meeting minutes, a special tab for Blue Stream Fiber, and other useful information. If you haven’t done so already, take some time and navigate through the website and you will agree that there is lots of information for you to digest, however, you should be able to find what you might be looking for.
Your Inc. 3 Association is very transparent, and you should be able to find anything needed on the website. Your first line of communication is your Building Captain and Co-Captain. Each of them is willing to assist you with any questions you might have. Our Building Captains and Co-Captains are volunteers who truly care about their building “family”.

NOTICES
Please Note:
While Florida law does require that board meeting notices and agendas be posted in a conspicuous location on the property and distributed to all owners, it does not mandate that full board packets be posted on the Association’s website.
The statute requires:
- 14 days’ notice for meetings considering budgets, assessments, or rules affecting unit/parcel use. - All Meetings are scheduled at the beginning of the year.
- 48 hours’ notice for all other board meetings.
- Posting of the notice and agenda
- Website posting of certain documents only applies to associations with 150 or more units, and even then, the statute references notices, agendas, and specific official records—not full packets.
Our Association complies fully with these legal requirements as well as our governing documents. Board packets are prepared for directors to conduct business; they are not required to be published online for residents in advance. It is done as a courtesy to our residents. Going forward be advised, that the full board packet will no longer be posted onto the website in advance of the meeting.
